DESCRIPTION
This adaptive re-use project began life as an abandoned grocery store before Van Winkle transformed it into the fully finished state-of-the-art Linked UP Church campus.
This Design-Build project features a sanctuary, youth worship areas, nursery, fellowship hall, full commercial kitchen, media suite, and an office addition.
FEATURES
Exterior Finishes
As part of the project scope, Van Winkle constructed a new exterior facade and curtainwall entrance for Linked UP Church. New metal canopies provide visual interest and weather coverage above the front door. The new exterior is an EIFS and stone facade. Glass storefront windows bring natural light into the church’s open interior.
Office Addition
To accommodate the church’s administrative needs, Van Winkle added a new structural steel mezzanine to the existing building. This addition spreads across two floors of offices, conference rooms, and break room kitchens.
Worship Areas
Linked UP Church’s sanctuary seats 1,000. Metal studs elevate both the stage and the tiered risers supporting the audience’s seating. A second stage serves the youth worship space and adjoins to a media suite for audio and video recording.
CHALLENGES
Poor Existing Conditions
While problematic existing conditions are common for renovation projects, Linked UP Church’s new site was particularly unfavorable. The original structure was unmaintained for thirteen years prior to project start. The roof leaked, structural openings riddled the existing walls, the exterior insulation needed replacing, and the building was not up to code.
Project Team Changes
Linked UP Church’s driven project schedule left little room for waste or indecision as the church’s publicized grand opening concert and service punctuated the completion. Accelerated schedules prove a challenge when everything goes to plan, but unfortunately, the original fire sprinkler Subcontractor went out of business in the final phases of the project. This stalled the project at a crucial point in the projected timeline. Van Winkle brought on and coordinated two new companies to complete the project per the original design and all Fire Marshal requirements. This included the rework and addition of over 25 water heads as well as the re-permitting and re-submission of the design drawings – a Herculean task in the last weeks of a project!
