Why Preconstruction Matters

Pricing Before the Design Is Final

Preconstruction is where Van Winkle gets involved early, often while an Architect is still working through concept drawings, to put a realistic number on a commercial construction project before anyone is emotionally or financially committed to a design that doesn't fit the budget. Early pricing helps the project team understand what is achievable and make informed decisions while there is still flexibility to adjust the scope or design. That pricing has to be honest, not optimistic, because a number that looks good in a board meeting and falls apart three months into construction helps no one.

Where Preconstruction Fits

Preconstruction covers everything that happens before a general Contractor breaks ground: budgeting and cost planning, value engineering, and project delivery planning. Each of those is its own discipline, but they work together during preconstruction to answer one question for the client: what will this actually cost, and how do we protect that number once the job starts? Our preconstruction team, led by a director with roughly four decades in the field, has run that process on churches, multifamily communities, senior living facilities, and commercial buildings across the Southeast.

A Team That Stays Through Construction

Preconstruction isn't handed off to a different crew once the job starts. The same team that built the budget stays involved as the project moves construction, so the assumptions made during preconstruction don't get lost in the transition. That continuity is part of why repeat clients come back for their next project.

Preconstruction, Not a One-Time Estimate

Preconstruction at Van Winkle is a discipline. It's how we protect a client's budget from the earliest concept sketch through the day construction begins.

How Our Preconstruction Process Works

01

Concept Review

We start with whatever drawings exist, even early schematic sketches, and build a working understanding of the project's scope.

02

Early Budgeting

We price the concept honestly, including contingencies, so the client has a real number to plan around.

03

Value Engineering Pass

We look for ways to protect quality while trimming cost, working alongside the design team rather than around them.

04

Handoff to Construction

The preconstruction and operation teams stay engaged as the project transitions into active construction, so nothing gets lost.

FAQ

Answers to Common Preconstruction Questions

What are preconstruction services, and why is it important for commercial projects?

Preconstruction is the planning work that happens before a general Contractor breaks ground, covering budgeting, value engineering, and delivery method planning, and constructibility. It matters because most cost overruns trace back to decisions made before construction ever starts, and preconstruction is where those decisions get evaluated carefully to improve constructibility, manage costs, and set the project up for a smoother build.

When should preconstruction planning begin in a commercial building project?

As early as possible, ideally during the concept or schematic stage. Early coordination with the design team helps keep the design and budget aligned, refine costs as the project develops, and address potential issues before construction begins.

What does a preconstruction team do before groundbreaking?

A preconstruction team prices the project at each design phase, runs value engineering to protect the budget without cutting quality, helps choose the right delivery method, and works with the Architect to keep the design and the budget aligned.

How does preconstruction help reduce project costs and delays?

By catching budget and scheduling problems while they're still cheap to fix, on paper, rather than after construction has started and a change order is the only option left.
